Whittaker Harbor, Mariner Realty’s latest
development, is proving to be the crown jewel. The
66-acre property sits on Whittaker Creek and is the
last large waterfront tract available in the town
limits of Oriental, the small coastal village that
has long been known to have more boats than people.
“Oriental’s not that big,” says Allen. “It’s a

Association
Upon acquiring title, the owner of each
lot will automatically become a member of the Whittaker
Harbor Homeowners' Association. HOA dues will be $700.00
per year. The
Association will be responsible for the maintenance,
management and control of the common areas and the
limited common areas. Architectural
Guidelines
All homes constructed in Whittaker
Harbor will first be approved by the Board of Directors
of the Association or by an Architectural Control
Committee appointed by the Board of Directors.
The Committee will be dedicated to maintaining the
standards and character of homes in Whittaker Harbor.
Approval will be based on the minimum requirements as
set forth in the Covenants. The Committee will also
adopt building guidelines for utilization and elevation
of proposed landscaping plans.
